**Essential Functions:** ***Operations**** Develop and implement consistent operating procedures for assigned portfolio to provide first\-class service to tenants. * Assume overall financial accountability including approval of all budgets at portfolio level and providing capex recommendations. * Review and approve operating and capital budgets for portfolio. Develop and implement capital projects to preserve the long\-range viability of corporate assets. * Negotiate contracts and arrangements with vendors ensuring that all company standards are adhered to. * Conduct formal site inspections with Property Management staff, in compliance with established standard operating policies and procedures. * Participate in asset repositioning projects by working with the respective asset teams. * Participate in due diligence surveys of new acquisitions, including but not limited to staffing plans, pro forma budget review and service contracts. * Maintain familiarity with all sections of leases related to operating provisions, services/additional services, expenses, tenants use and landlords obligations. * Review quarterly variance reports, periodic reforecast of income and expenses, review of...
